Riverside Sunderland: Redefining Urban Living
Riverside Sunderland will offer the pace, lifestyle and vibrancy that makes city centre living so appealing to many people. Four distinct neighbourhoods – Vaux, Farringdon Row, Ayre’s Quay and Sheepfolds – will form Riverside Sunderland and create a vibrant new community for the city. Riverside Sunderland will reimagine and redefine urban living and offer new, modern housing choices to help increase the city centre population. The development will deliver high quality, design-led homes and apartments to rent or buy, some of which have been inspired, in part, by local traditions including a modern take on the much-loved ‘Sunderland Cottage’. However, all will offer sustainability, home technology and energy-efficiency features, as well as connectivity to the city’s 5g network, to meet today’s living requirements.
Four Residential Communities
Riverside Sunderland will offer four exciting new residential communities, each offering a highly desirable place to live and a modern urban lifestyle close to the city centre. They include:


Vaux
This modern, urban development of 135 homes includes townhouses, maisonettes, apartments and a cluster of Homes for 2030 designed to offer high-quality living for generations to come. The scheme is located on the site of the former Vaux brewery which is rapidly becoming a vibrant business and cultural quarter, and offers panoramic views over the river as well as access to open green spaces.
Farringdon Row
Facing east towards Galley’s Gill with views down the river towards Wearmouth Bridge, 165 high-quality homes will be developed – connected to the Vaux neighbourhood via the Gill Bridge. The Farringdon Row development will benefit from excellent connectivity to main transport links, as well as the bustling city centre and nearby parkland.




Ayre’s Quay
As the smallest neighbourhood being developed within Riverside Sunderland, Ayre’s Quay will be a close-knit community of 80 modern homes on the banks of the Wear. Its location gives dramatic views over the river across to the Stadium of Light, and a variety of pathways, retail facilities and historic pubs are only minutes’ walk away.
Sheepfolds
Steeped in history, Sheepfolds has a rich industrial past which is now being reimagined to create a unique new community of over 600 properties. This mixed-use scheme, located on the north of the river next to the Stadium of Light, will include modern townhouses, apartments, maisonettes and family homes, and will offer a variety of mixed-use community facilities for all residents to enjoy.
